It has been several weeks since the last update, and today I would like to provide the latest details as we proceed in setting up the neighborhood Homeowners Association. As always, you can read previous posts in the Association category.
Signatures
Plenty of neighbors were able to attend the Neighbor Day party in September, and signed to acknowledge that the developers were turning over rights & responsibilities to the new HOA, but I also went door-to-door October 19-21 to collect more signatures and answer questions. Since it was only necessary to get a majority of the neighborhood, not every home was visited.
The signatures were submitted to the developers and Sandi Gentry at RE/MAX so the formal turnover can proceed.
Written notice
All neighbors should receive a letter from the developers in their mailboxes as an official notice of the turnover. Future HOA notices and official communications will be posted in the Notices category on this website, as well as by mail.
Non-profit and administrative
I have registered LAKESHORE WOODS OWNERS ASSOCIATION, LLC with the State of Michigan, set up a federal EIN for our non-profit. After collecting the first dues, we will establish a bank account to retain funds.
Outstanding action items & issues
These are the remaining action items I am in the process of completing in the near future, and the open issues which are up for discussion:
- Decide on an attorney to refer to for HOA official business
- Transfer electric and water utilities for the common spaces from the developers to the HOA
- Establish a liability insurance policy to cover the Board and the common/green spaces of the neighborhood
- Request quotes for whole-community trash and recycling service through a single provider
- Establish a single trash provider OR leave services as-is for each household to manage (leave comments & opinions here)
- Hold the first annual HOA Board of Directors meeting
